This housing project comprises a spacious, modern detached house with an internal usable area of approx. 217 sq m. The part of the detached house intended for letting is fitted out with its own living room and kitchen, two bedrooms and a bathroom, and is internally connected to the rest of the house. This part is not approved as an independent or separate dwelling unit. In addition, a vertically divided semi-detached house is being built, in which each unit will have an internal usable area of approx. 119 sq m.

The detached house

The stylish detached house combines modern design, good functionality and a high degree of flexibility. The main part of the house contains three spacious bedrooms, open and light living areas and carefully chosen materials that contribute to a cosy and inviting home.

The detached house has its own rental unit of approx. 69 sq m spread over two floors. The ground floor is fitted out with a living room and kitchen, while the first floor contains two bedrooms and a bathroom. The area is internally connected to the main part and is not approved as an independent or separate dwelling unit. The area will be approved for permanent occupation and can be let as a separate part of the home.

The semi-detached house

The project also includes a modern, vertically divided semi-detached house in which each unit is approx. 119 sq m. Each unit contains four bedrooms and a spacious living room and kitchen. The kitchen is elegant and modern, with large windows that let in plenty of natural light. The home is otherwise characterised by large windows and good natural light throughout, creating bright and pleasant living areas.

Standard

Specification of works

The information below is based on the specification of works provided by the developer to the seller in connection with the construction of the home. Options, changes or deviations from the original specification may have been made. Interested parties are therefore encouraged to check how the home has actually been built.

Exterior

The house is founded on a slab on grade/lower floor, adapted to the house type and terrain. The external walls have horizontal double-rebated timber cladding. Windows and balcony door are supplied with triple-glazed energy-efficient glass and external aluminium cladding. Removable glazing bars are used where shown on the drawings.

The roof is covered with black double-roll roof tiles on roof surfaces with a pitch above 17 degrees and grey roofing felt on surfaces with a lower pitch. A timber deck is provided at the entrance, and a veranda with railings is built in accordance with the drawings.

The front door has a glass panel, while the storage-room door has no glass.

Interior surfaces

The floors are mainly white-pigmented three-strip oak parquet. The entrance hall, laundry, WC, bathroom, technical room and insulated outdoor storage room are tiled. Uninsulated storage rooms and any garage have untreated concrete floors.

The walls in the living areas are mainly filled and painted plasterboard in the colour Washed Linen. The bathroom has light grey wall tiles in 30 x 60 cm format. The ceilings are filled and painted in classic white. Storage rooms may have simpler, untreated surfaces.

The house has plain white-painted mouldings and a moulding-free transition between wall and ceiling. Interior doors are flush and white, with a glazed door between the hallway and living room. Door frames are fitted with a draught/damping strip. The internal staircase is in white-painted pine with open treads.

Kitchen and laundry

The kitchen is supplied by Drømmekjøkkenet and has integrated white goods. The laundry has fittings from the same supplier, built in accordance with the original drawings.

Bathroom and WC

The bathroom is fitted with white bathroom furniture, an illuminated mirror, a wall-hung soft-close toilet, a 90 x 90 cm corner shower and a rain-shower set. Taps and other accessories are in chrome.

The separate WC has a vanity unit with basin, an illuminated mirror and a wall-hung toilet.

Chimney and fireplace

A black steel chimney is supplied, taken up through the top of the ceiling. A fireplace was not part of the standard specification.

Technical installations

The house has balanced ventilation, lighting and heating control and a keypad lock. The electrical installation and underfloor heating are supplied in accordance with the electrical drawings.

The illustrations are intended as examples only. Please note that the images/illustrations do not necessarily correspond with the floor plans, and deviations may therefore occur.

Location

Gulbrandsvegen is in a quiet, family-friendly area of Heimdal, a short distance from nature, schools and everyday amenities. Here you live close to wonderful walking areas and Saupstad ski centre, while being within walking distance of grocery shops such as Spar and Bunnpris.

The area offers good provision for families with children, with several kindergartens nearby, including Kongsvegen and Skyttervegen barnehage. For schoolchildren, both Huseby and Stabbursmoen primary schools are within a kilometre, and Heimdal upper secondary school is only around ten minutes' walk away.

Public transport is good, with a bus stop at Skytterbanen. For active people there is a short distance to sports facilities, gyms and the forest, while City Syd is only a few minutes away with a wide range of shops and services.

Plot

The plot area for the detached house is approx. 446 sq m and the plot area for the semi-detached houses is approx. 444 sq m.

The stated area is only approximate as the plot has not been surveyed, and the final size may differ from that stated. The buyer must therefore accept that there may be deviations in plot size. The exact plot area will only be established after merger/subdivision and once the final survey has been carried out by the municipality. The seller reserves the right to subdivide the plot as is appropriate. The seller will complete all outdoor areas in accordance with the specification of works. Common areas will be delivered landscaped and planted in accordance with the site plan.

Areas

Estimated BRA-i (internal usable area) for the detached house: 214.3 sq m

Estimated BRA-i (internal usable area) for the semi-detached houses: 118.2 sq m per unit,

The above areas are estimated by the developer and may differ somewhat from the finished product.

The attached floor plans are not to scale. Any room designations are given according to actual use, regardless of what has been approved by the building authorities.

Please note that the total BRA of the unit is greater than the sum of the individual room areas. This is because the unit's total BRA also includes the area of internal walls.

Construction

Designed and built in accordance with TEK17

See also the section on standard in the sales prospectus.

Planned development

This project comprises the construction of one detached house with its own gnr./bnr., and a vertically divided semi-detached house with its own gnr./bnr. and section numbers.

The existing red building on the neighbouring property (gnr. 197 bnr. 225) will be demolished and a new home built once this project is completed.

Parking and outdoor storage

The detached house:

Three outdoor parking spaces on its own plot.

The semi-detached house:

4 outdoor parking spaces are to be set aside on the plot, allocated as 2 parking spaces per unit.

If installing an EV charger, the buyer must investigate the connection options themselves and pay for the installation and any adaptations required.

A separate outdoor storage room is allocated to each semi-detached unit, as well as one outdoor storage room for the detached house.

The sales prospectus contains an illustration showing a suggestion for how a carport with outdoor storage could be positioned on the property. Any construction must be carried out by the buyer after completion. The buyer must obtain the necessary applications and approvals from the municipality. No guarantee is given of approval from Trondheim municipality.

If the buyer wishes, the seller can build a carport with associated outdoor storage for an additional NOK 120,000 in accordance with the illustration. Any interest in this must be clarified with the estate agent before a bid is submitted.

Please consult the estate agent with any questions.

Heating

Heat sources: Electric and wood-burning stove.

See the technical building description/specification of works for further details.

Changes, additional work and options

The buyer may request changes and additional work in accordance with section 9 of the Housing Construction Act (bustadoppføringslova). Such changes/additional work entitle the seller to adjust the price, cf. section 42 of the Housing Construction Act. The seller is entitled to charge for preparing quotations, drawings etc., cf. section 44 of the Housing Construction Act.

The project and its prices are based on the development being carried out efficiently and with partial series production in the form of standardised technical solutions and choice of materials. This may limit which changes and additional work the buyer can expect to have carried out, and within what timeframes such work can be ordered. Examples of options not permitted are changes to the façade, window shape, location of water and drainage etc.

The parties have agreed that the buyer cannot request changes that would alter the purchase price by 15% or more. The parties agree that all changes, additions or options (hereinafter "Changes") to the contract must be made in writing with a copy to the estate agent, including after the purchase contract has been entered into.

The Changes become part of the purchase contract in the same way as the originally agreed main deliverables. Changes mean that the description of the property for sale, including appendices, is adjusted in accordance with the agreed changes and options. Even after the Changes, the seller remains responsible for the entire delivery of the property, and the buyer may deal with the seller in the event of any delay or defects relating to the Changes.

The buyer is responsible for paying the full purchase price, including payment for the Changes, into the estate agent's client account. The seller's obligation to provide guarantees under this contract and section 47 of the Housing Construction Act applies correspondingly to the Changes.

For the additional work involved in the Changes, the seller may charge a mark-up of 15% on options from subcontractors.

If changes/additional work or options for kitchen fittings, electrician, plumber etc. are to be paid against invoices from subcontractors directly to the buyer before completion, it is a condition that the amount falls due for payment after completion and transfer of title.

Contact the estate agent for more information.

Common areas / Outdoor areas

The property is delivered landscaped with gravel and lawn.

ORGANISATION OF THE PROPERTYMunicipal charges

Municipal charges will be invoiced in instalments by the municipality, at the rates in force at any given time.

In addition, the buyer must allow for the following running costs:

Costs of electricity consumption and grid charges.

Annual insurance premium.

Any cost of snow clearing and road maintenance.

The costs will vary according to the consumption of the owner at any given time.

Property tax

Property tax is levied on homes, holiday homes and properties in the municipality.

The property tax invoice is sent to whoever is the registered owner of the property at the time of invoicing. On a change of ownership, the buyer and seller must settle payment of the property tax between themselves.

PUBLIC MATTERSRights and encumbrances

Copies of these encumbrances can be obtained on request from the estate agent.

The seller reserves the right to register any declarations that the planning and building authorities or others, including the seller, may require in order to carry out the development of the property and home appropriately, as well as the operation and maintenance of common areas, networks etc. The buyer cannot object to this, and such registration does not give grounds for a price reduction or compensation. The buyer's bank will rank behind such encumbrances and easements. Encumbrances such as declarations/agreements may be registered on the parent property from which the property and home have been subdivided.

Zoning

The property is covered by the land-use element of the municipal master plan 2022–2034, adopted 27.03.2025. The property is shown as building zone 3.

The property is also covered by zoning plan r1065d, confirmed 03.04.1973. The property is zoned for residential use. The project complies with the purpose of both the land-use element of the municipal master plan and the applicable zoning plan, but conflicts with sections 1 and 6 of the zoning plan provisions. A dispensation has been granted from zoning plan r1065d section 1 regarding siting and section 6 a regarding plot ratio. The siting of parts of the project closer than 4 metres to the neighbouring boundary has also been approved. Please refer to the municipality's decision dated 13.07.2026, which accompanies the sales prospectus.

Please note that the existing home on the property Gulbrandsvegen 10E will be demolished, and that a new residential building is planned on the plot. For further information, interested parties should contact the estate agent.

Road, water and sewerage

The home will be connected to the public road, water and sewerage via private service pipes. All work and costs are included in the purchase price. The private internal road is to be maintained jointly by the properties Gulbrandsvegen 10A and 10B and Gulbrandsvegen 10C.

Letting

Part of the detached house is fitted out with its own living room and kitchen, two bedrooms and a bathroom. The area is internally connected to the rest of the house and is not approved as an independent or separate dwelling unit. This part therefore has no house number of its own and cannot be divided into a separate section or sold separately on the basis of the existing approval.

Any change of use may require an application and must be clarified with Trondheim municipality.

The estimate from Utleiemegleren is NOK 16,500–17,500 per month (11.25). The home's increase in value has not been taken into account in the assessment.

The semi-detached houses do not have their own rental units.

SPECIAL PROVISIONSCompletion

Expected completion is approx. 9 months after the start of the construction process and once the seller's conditions for commencement have been resolved. This date is provisional, not binding and does not trigger liquidated damages.

When the seller has lifted the conditions set out in the agreement, written notice will also be given of a binding completion period of no more than 3 months. The final completion date will be notified in writing no later than 10 weeks before completion. This date is binding, triggers liquidated damages and must fall within the completion period.

Even if the seller has given notice of a final completion date as per the paragraph above, the seller may bring completion forward by up to 2 months. In that case the seller must give notice of such an earlier completion at least 4 weeks before the new completion date. Notice must be given in writing. If the seller exercises the right to bring the completion date forward, the new completion date will be final and trigger liquidated damages, cf. section 18 of the Housing Construction Act.

In addition to giving notice as above, the seller must give at least 7 days' written notice summoning the buyer to the handover inspection, cf. section 15 of the Housing Construction Act.

Before completion a pre-inspection will be carried out in which the home is reviewed/inspected, and the home's operating instructions/FDV folder will be handed over/reviewed. Defects identified and accepted shall be remedied within a reasonable time.

Before keys can be handed over, it must be documented that all payments, including any additional deliverables, have been paid as agreed.

The home is handed over tidied and vacuumed, but not washed ("builder's clean").

Please note that after the settlement and completion date, construction work may still take place on the property, including work on completing the other homes, common areas, technical installations, outdoor works and the like.

Seller's conditions

The seller makes the following conditions with regard to commencement of the project:

  • The developer makes it a condition that the detached house and at least one of the homes in the semi-detached house are sold before construction work begins.
  • The developer further makes it a condition that satisfactory financing of the project is obtained. If the necessary financing is not obtained on terms acceptable to the developer, the developer may withdraw from purchase contracts entered into. The buyer must then be notified in writing.

These conditions are to be resolved no later than the first quarter of 2027. The seller shall notify the buyer in writing whether the conditions are waived or invoked. If the conditions have not been resolved by the deadline, the provisions of the purchase contract on lapse or any extension of the deadline apply.

The following conditions are made with regard to the execution of the project:

  • There may be changes as a result of design, further development and detailing of the project by the architect and consultants.
  • There may be changes as a result of requirements from public authorities
  • The seller may enter into binding agreements on behalf of the co-ownership association to manage its operation in the first year. Once established, the association will be able to withdraw from these agreements on normal terms.
  • The seller reserves the right to determine the final design of the outdoor areas.
  • The seller reserves the right to determine the choice of materials and colours for building façades and interior and exterior common areas.
  • It is a condition that part 1 of the sales prospectus, with an overview of flat types, does not show the individual flat. The individual flat is shown on the floor plans for each building. Where there are discrepancies between the flat type and the floor plans, the floor plans apply.

The seller reserves the right, without notice, to change prices and terms for unsold sections and parking spaces/storage rooms, as well as the right to let unsold sections.

It is expressly stated that the existing outline planning permission does not fully correspond with the layout, house type, construction method and specification described in the sales prospectus. The outline permission was originally granted on the basis of an earlier architect-designed project and will be amended/corrected to suit the planned project as set out in the sales prospectus, including the collaboration with ABC Hus, an altered layout and house type. A garage is not included in the delivery.

The buyer is aware of and accepts that the corrected outline permission and subsequent commencement permit will be granted in accordance with the project's final design as described in the sales prospectus, and not necessarily in accordance with the original outline permission.

It is a condition that the necessary changes to the outline permission and the commencement permit must be approved by the public authority. Any minor adjustments resulting from official requirements, technical matters or design must be expected, provided that these do not materially alter the character or standard of the project.

Other important information

The seller reserves the right to let, and to change prices and terms of purchase for, unsold units without prior notice when the seller considers this appropriate.

The buyer's attention is drawn to the fact that all sketches, freehand and perspective overview drawings, advertisements, VR, images and plans are provisional and designed to illustrate the project. This material will therefore contain details – for example planting, fittings, furniture, extent of kitchen units, text and other items – that will not necessarily be included in the finished delivery, and is not to be regarded as part of the contractual terms of the purchase. Such discrepancies cannot be claimed as a defect by the buyer.

Equipment/fittings drawn with dashed lines are not included. General descriptions of the project in sales and marketing material will not apply to all the homes. The buyer is particularly encouraged to assess sunlight, views and location in relation to the terrain and surrounding existing and future buildings etc. before submitting any offer to purchase. There may be discrepancies between the plan sketches, layouts and drawings presented in the project and the final delivery. If there are discrepancies between drawings in the prospectus/website and the specification of works in the final contract with the buyer, the specification of works takes precedence and the scope of delivery is limited to it.

Window positions in the individual home may differ somewhat from the general plans as a result of, among other things, the architectural design of the buildings.

Please note that insects/small creatures such as ants and silverfish/bristletails may occur in the building. They often enter buildings with cardboard packaging, bags, clothes and the like. The presence of such insects/small creatures does not give a right to compensation.

Interested parties are particularly advised that only natural persons may enter into a purchase agreement without the seller's consent.

The buyer understands and accepts the inconveniences that naturally arise during the construction project and the development of the area, including after moving in. Until all units in the project are completed, the seller may keep/store construction machinery, equipment, site huts etc. on the building site, and display signs on both sold and unsold buildings. Any damage to buildings etc. resulting from this shall be remedied by the seller free of charge.

All movement on the building site during the construction period carries a high risk and is prohibited. For safety reasons, inspections of the property and buildings must therefore always be arranged in advance with the estate agent or site manager. Interested parties will have to use any protective equipment the site manager considers appropriate.

The buyer is obliged to give the contractor or their representatives access to the property and the opportunity to carry out remedial work on weekdays between 08:00 and 17:00.

Detailed design

At the time of sale, the detailed design of the project has not been completed, and information about the project and the homes is therefore given subject to the right to make changes that are appropriate and necessary, including as a result of orders from the authorities or measures to meet relevant regulatory requirements. Such changes do not give a right to a price reduction or other sanctions.

Minor adjustments to plans, interior and exterior colour choices, materials and solutions must be expected. Examples include wall thicknesses, shafts/routing for technical services, minor adjustments to kitchen units, windows, doors, storage, adjustments to garage facilities and other matters. Shafts and routing for plumbing and HVAC are not finally drawn, and boxing-in/casings in ceilings may occur in places. The seller has the right to determine the final design of outdoor/common areas. If it becomes necessary to make significant changes beyond those mentioned above, the seller is obliged to notify the buyer of the changes without undue delay.

Adjustments as described above may also lead to minor changes in the usable floor area, without this entitling changes to the purchase price provided that the homes and the external dimensions of the project are equivalent to those at the time of sale.

The floor plans are drawn to scale. However, they must not be used as a basis for ordering fittings or furniture. Minor deviations may occur.

Shrinkage in concrete, timber, boards etc. may cause cracks. The seller is not obliged to remedy such defects beyond the norms/requirements of Norwegian Standard NS3420, 3rd edition, according to NBI building detail sheet "520.008 toleranser, anbefalte toleranser til ferdige overflate for utførelse" (tolerances – recommended tolerances for finished surfaces). Damage resulting from the buyer's use or lack of maintenance will likewise not be the seller's responsibility.

Some illustrations in the sales material may show features that do not correspond with the standard specification. Examples include furnishings, colour choices, door and window shapes, building details such as façade details, common areas, choice of materials, planters, planting, colour schemes etc.

All models, perspectives, illustrations and furnished plan sketches are intended only to give an impression of the finished development, and do not necessarily reflect the finished result. Illustrations may show optional elements, and changes and final detailing are reserved. The specification of works sets out the standard to which the homes are delivered and what complete delivery under the purchase contract entails. Where no standard is specified in the specification of works, it is assumed that the homes are delivered in accordance with the requirements of the Planning and Building Act and the technical regulations. If there are discrepancies between the specification of works and drawings etc., the specification of works and contract drawings for the relevant home included in the sales prospectus apply. Interested parties are encouraged to review carefully and familiarise themselves with the contents of the specification of works, and to have any questions answered by the estate agent or developer before making an offer to purchase.

Please note that the landscaping plan in the sales prospectus has not been finally designed in detail. The seller has the right to determine the final design of outdoor and common areas, including but not limited to choice of materials, location of technical equipment, barriers, street lighting, playgrounds, cycle parking, mobility solutions and more. Delivery of the landscaping plan will, among other things, have to be adapted to the requirements and orders of the municipality. Common areas will be completed according to a separate plan for outdoor areas, and the buyer must expect that they will not be completed at the same time as the home.

Definition of areas

BRA (usable area): The whole of the unit is measured and totalled as BRA.

BRA-i (internal usable area): the usable area of the unit within the enclosing walls. The usage unit may consist of several dwelling units. All independent dwelling units are categorised as BRA-i.

BRA-e (external usable area): the usable area of all rooms located outside the dwelling unit(s) but belonging to and/or at the disposal of it/them.

BRA-b (glazed balcony): the area of a glazed balcony connected to the dwelling unit.

TVB (terrace/balcony area): areas of terraces and open balconies connected to the dwelling unit.

The drawings may also state a room area, which is the net area within the enclosing walls.

The room sizes stated on the floor plans do not correspond with the flat's total BRA because internal walls and technical service routes are not included in this context. All balconies/terraces are stated as gross area, including fascia/parapet/planters/railings/walls.

The areas of the homes are stated as accurately as possible. However, the seller reserves the right to minor deviations/changes as the project has not been designed in detail, and the parties agree that deviations of up to 2% will not give rise to claims against each other. The seller reserves the right to reallocate space within the home. Please note that this may change the stated total BRA-i and BRA. When stating the various areas of the home, the areas are rounded to the nearest square metre on the basis of ordinary rounding principles.

Guarantees

The developer is obliged to provide a guarantee under section 12 of the Housing Construction Act immediately after the agreement has been entered into. The guarantee must correspond to at least 3% of the purchase price until completion and at least 5% after completion, and the guarantee shall apply until 5 years after completion.

If conditions have been made regarding the opening of a construction loan, a sufficient number of units sold or a commencement permit, it is sufficient for the guarantee to be provided immediately after the conditions have lapsed. The guarantee must nevertheless be provided at the latest when construction work begins. The same applies if the consumer makes conditions with a similar effect. The buyer shall not pay any part of the purchase price, including any advance, before a guarantee under section 12 of the Housing Construction Act is in place.

If the developer provides a guarantee under section 47 of the Housing Construction Act, any part of the purchase price paid (advance) may be paid out to the seller before completion and registration of the transfer of title. Interest earned on the client account accrues to the buyer until a guarantee under section 47 has been provided, or the title deed has been registered, provided that it exceeds 1/2 R.

Any required changes to guarantees in the event of resale will not be carried out or paid for by the seller.

Completion certificate

Completion can take place at the earliest when a completion certificate or temporary usage permit is in place, as it is illegal to occupy the home without either a temporary usage permit or a completion certificate. The buyer has no obligation to take over or pay the settlement unless a completion certificate or temporary usage permit is in place.

The buyer is aware of and accepts that the home may be ready for completion before the overall project, including all or part of the common outdoor area, can be completed. This means that the buyer may have the right and obligation to take over the home against a temporary usage permit, i.e. before a completion certificate from the municipality is in place. The seller is entitled to settlement in accordance with the purchase contract even if completion takes place against a temporary usage permit.

On completion against a temporary usage permit, the seller is obliged to obtain a completion certificate within a reasonable time and at the latest before the temporary usage permit expires. On completion against a temporary usage permit, the estate agent will assist the parties in establishing security for the buyers' claim to completion and a completion certificate, e.g. by retention or by the seller providing a guarantee.

The buyer cannot refuse to take over even if subdivision/transfer of title has not been carried out. In line with section 6-9 of the Real Estate Brokerage Act, the settlement will remain in the estate agent's client account until the buyer has obtained legal protection or a guarantee has been provided under section 47 of the Housing Construction Act. Any completion will stop further claims for liquidated damages.

Assignment of purchase contract

Resale of the contract position (assignment of contract) or transfer of the home before completion requires the seller's consent. Consent may be refused at the seller's discretion, and the seller may also set conditions for any consent.

If the developer gives written consent, a fee of NOK 50,000 incl. VAT is payable to the seller. In addition, there are the costs of using an estate agent for the sale itself.

The seller/estate agent holds the copyright to all marketing material for the housing project, including images and illustrations. The buyer may not use the project's marketing material in their own marketing for the assignment of the purchase contract without the agent's/seller's consent.

Please note that if the home is bought by a professional party with the intention of not taking over or living in it, including as an object for resale, resale of the home while under construction will be governed by the Housing Construction Act. The reseller will have independent responsibility for performance under the Housing Construction Act, which also entails providing full guarantees.

Cancellation

A purchase under the Housing Construction Act gives the buyer a right of cancellation, cf. chapter VI of the Housing Construction Act.

If the consumer cancels, the seller is entitled to compensation for the loss incurred; alternatively, a cancellation fee may be agreed, cf. sections 52–54 of the Housing Construction Act. This means the buyer bears all risk on cancellation.

In such cases, changes and additional work ordered are paid for in full by the buyer. Contact the estate agent for further information if cancellation is being considered.

Energy rating

The seller has not yet energy-rated the building, but an energy certificate will be available no later than on completion. The energy rating provides information on how energy-efficient the home is, and the scale runs from A (best) to G (worst). The vast majority of homes will not receive the top grade. New homes that meet today's building regulations will normally receive C or D.

Wealth tax value

The wealth tax value has not been set, but is determined by the Norwegian Tax Administration according to a calculation model that takes into account whether the property is a "primary residence" (where the owner is registered as resident in the National Population Register) or a "secondary residence" (other properties one owns).

The Storting has adopted a new model for calculating the wealth tax value of homes. The new model calculates property values based on basic statistical units rather than municipalities, and is to be used from the 2026 income year. This may result in the market value being set higher or lower than before, and means that both the seller and the estate agent may use figures that are not necessarily up to date at the time the sales prospectus is prepared. It is therefore a condition that the wealth tax value may change and possibly increase on final assessment in the tax year.

For a primary residence, the wealth tax value is 25% of the calculated or documented market value up to NOK 10,000,000, and thereafter 70% of the portion exceeding this amount. For the 2026 income year the amount has been raised to 14 million. For a secondary residence, the wealth tax value is 100% of the calculated or documented market value. Please refer to the Tax Administration's website for further information.

Insurance

The seller insures the property during the construction period. After completion, the buyer is responsible for taking out the necessary insurance, including buildings and contents insurance.

Buyer's duty to investigate

The buyer is responsible for familiarising themselves with the complete sales prospectus and appendices – including the specification of works, price list, supplement to the prospectus with zoning plans, and other documentation to which the buyer has been given access. The buyer has no right to make a claim regarding matters disclosed in the sales prospectus and appendices, or matters the buyer has failed to look into despite being encouraged to do so. The buyer is encouraged to contact the estate agent if anything is unclear, and it is emphasised that such clarifications should take place before a binding purchase agreement is entered into.

Seller's remedies

If the due date for all or substantial parts of the purchase price is exceeded by 3 weeks or more, this is regarded as a material breach of contract and entitles the seller to cancel the contract. If the buyer has taken over and/or moved into the home before full settlement has taken place and the buyer defaults on payment of the purchase price, the buyer agrees that the default shall be regarded as grounds for enforcement as referred to in section 13-2, third paragraph, letter e) of the Enforcement Act of 26 June 1992 No. 86. The seller also reserves the right to cancel the contract, cf. section 57, second paragraph of the Housing Construction Act.

Disputes

Disputes between the parties shall primarily be resolved through negotiation between the parties. If negotiations do not succeed, the case shall be decided by the ordinary courts in the jurisdiction where the home is located.

TERMS OF PURCHASEPrices and costs

Price, detached house NOK 9,500,000

Price per semi-detached unit NOK 6,650,000

As part of the total consideration, the buyer shall pay the following costs in addition to the purchase price:

- Stamp duty (vertically divided semi-detached house (2.5% of plot value)): NOK 41,250 per unit

- Stamp duty (detached house (2.5% of plot value)): NOK 83,930

- Registration fee, title deed: NOK 585

- Registration fee, mortgage deed: NOK 585

- Mortgage certificate: NOK 260

It is a condition that the registration authorities accept the basis for the duty, and changes to public fees are reserved. Any additional cost resulting from increased registration fees and/or stamp duty will be charged to the buyer.

The homes are sold at fixed prices. The seller is free to change the prices of unsold units without prior notice when the seller considers this appropriate. The latest version of the price list applies at all times. Please also refer to the price list available on the project's website. The price list also shows estimated common costs and expenses.

Payment terms

The full purchase price including costs and the cost of options, together with any mortgage deed relating to a loan, must be available to the estate agent no later than 2 working days before completion. Both the advance and the remaining purchase price must be paid in a single payment from a Norwegian financial institution and/or the buyer's account at a Norwegian financial institution. In the event of late payment, the Late Payment Interest Act of 17.12.1976 No. 100 applies.

The title deed will not be registered until full settlement has been paid into the estate agent's account and a temporary usage permit/completion certificate has been issued by the municipality. As a general rule, a signed handover protocol must be in place before the title deed is registered.

All payments are made to the client account of EIE Heimdal (Nidaros - Eiendomsmegling AS).

Where the buyer is regarded as a business, the developer is not obliged to provide a contractor's and/or advance-payment guarantee under the Housing Construction Act. The developer nevertheless reserves the right to require an advance payment.

Privacy

As an interested party, bidder and buyer, your personal data will be registered and stored for further follow-up. As an estate agency we are obliged to retain contracts and documents for at least 10 years, cf. the Real Estate Brokerage Regulations. The possibility of having personal data deleted is therefore limited. Read more about EIE's processing of personal data in our privacy statement at eie.no/personvern

Money laundering

Estate agents are subject to the Anti-Money Laundering Act and associated regulations, which require us to carry out customer due diligence on the seller and buyer, including any authorised representatives. In practice, such checks are carried out by confirming the identity of our customers and beneficial owners, and by obtaining information on the purpose and intended nature of the transaction.

If the buyer does not cooperate with this, and as a result the transaction cannot be completed or is delayed, the buyer is in breach of the agreement. This may give the seller rights under the Alienation Act, including the right to cancel the purchase and carry out a cover sale at the buyer's expense if the breach is material.

Where it is the seller who does not cooperate in allowing the agent to carry out ongoing checks during the assignment, the agent must halt the transaction. The seller will then have breached their obligations, and the buyer may have a claim against the seller under the provisions of the Alienation Act on breach and delay.

If the necessary checks cannot be carried out, EIE eiendomsmegling will not be able to assist with the sale or carry out the settlement.

Contractual terms

The flats are sold in accordance with the provisions of the Act relating to agreements with consumers on the construction of new dwellings etc. (bustadoppføringslova) of 13 June 1997 No. 43.

The Housing Construction Act does not apply where the buyer is deemed to enter into the agreement in the course of business/as an investor, or once the homes have been completed. In such cases the sale will, as a starting point, be governed by the Act relating to the Alienation of Real Property of 3 July 1992 No. 93. The seller may nevertheless choose to sell under the Housing Construction Act, but may in that case choose to derogate from, among other things, the provisions on guarantees etc. If a newly built home is sold to a consumer within 6 months of completion, the seller must provide a guarantee in line with the rules in section 2-11 of the Alienation Act.

The seller reserves the right to reject or accept any offer to purchase without having to give reasons. Otherwise, the legislation in force at any given time applies.

The buyer understands that the seller may require binding proof of financing for the full purchase price to be presented when the purchase agreement is entered into, in accordance with section 46, second paragraph of the Housing Construction Act, and that this information may be passed on to the developer's construction-loan bank.

A binding agreement has been entered into when the buyer's offer has been confirmed as accepted by the seller and/or the estate agent.

If the buyer does not fulfil their obligations and there is a material breach, the seller may cancel the agreement and carry out a cover sale. The buyer may be held liable for financial loss, including the costs of a cover sale, caused to the seller by the breach.

Interested parties and the buyer accept that the seller and estate agent use electronic communication in the sales process.

Unauthorised copying or reuse of any text or images in this listing/sales prospectus is not permitted.

Agent's fee

The agent's fee has been agreed at NOK 57,155 incl. VAT per unit sold.

Appendices

The buyer is encouraged to familiarise themselves with the documents and appendices accompanying the purchase when the contract is entered into.

The following appendices are signed together with the purchase contract:

  • Sales prospectus
  • Supplement to the prospectus

The sales documentation has been prepared on the basis of information received from the public authorities, the seller and the seller's suppliers. All documentation has been approved by the seller. The seller and estate agent reserve the right to correct printing errors in the prospectus and price list.
